Mayfair Private Office introduces £100m UK student housing joint venture

Mayfair Private Office is pleased to announce its role as Capital Introducer in the formation of a £100 million UK student housing joint venture between Singapore-based Q Investment Partners (QIP) and Malaysian listed developer Gamuda Land.

The partnership represents a significant milestone for both organisations as they expand their presence in the UK purpose-built student accommodation (PBSA) sector and marks the beginning of a broader strategic relationship focused on future opportunities.

The joint venture will fund the development of a 299-bed purpose-built student accommodation scheme in Woolwich, London, comprising 150 studios and 149 cluster rooms. The project forms part of the wider regeneration of the historic Royal Arsenal area and is expected to complete in time for the 2026/2027 academic year. 

QIP’s subsidiary, QIP Development Group, will lead development management of the project alongside UK-based co-developer Hurlington Capital, with C-Field Construction appointed as the main contractor. The site at 81–88 Beresford Street was acquired by Hurlington Capital in 2020 and will become the first PBSA scheme delivered within the Royal Arsenal regeneration area. 

The transaction represents QIP’s largest single asset investment to date and its first strategic partnership with Gamuda, reflecting growing international investor interest in the UK student housing market. 

Mayfair Private Office played a key role in introducing the partners and facilitating the formation of the joint venture, demonstrating the firm’s ability to connect global capital with high-quality UK development opportunities through its international investor network.

The relationship-driven nature of the transaction highlights the importance of trusted partnerships in unlocking cross-border investment opportunities.
