Mayfair Private Office advised Fairview New Homes on the disposal of the Goodmayes High Road Build to Rent development in the London Borough of Redbridge to Grand City Properties (GCP), representing a transaction with a total lot size approaching £100 million. The mixed-use scheme will deliver 568 homes, including 35% affordable housing, alongside a public square, community facilities, co-working space, retail and leisure uses. Located within the Crossrail Strategic Growth Corridor, the development benefits from Elizabeth Line connectivity providing rapid access into central London.  The asset had been marketed for a number of years prior to Mayfair Private Office’s involvement. Through a focused institutional investor approach and direct engagement with global capital partners, the firm was able to secure a buyer and progress the transaction to a successful outcome. Following the agreement of Heads of Terms, contracts exchanged in just two weeks — an exceptionally rapid timeline for a residential development transaction of this scale. Achieving this required close collaboration across all parties, with Mayfair Private Office working intensively alongside legal and technical teams throughout the process to maintain momentum and resolve issues quickly. The transaction demonstrates the firm’s ability to unlock liquidity for complex development assets, combining investor relationships, disciplined execution and a highly coordinated deal process to deliver results for clients.
