Mayfair Private Office advises Fairview on significant £100m Goodmayes Build to Rent transaction in London
Mayfair Private Office has advised Fairview New Homes on the sale of the Goodmayes High Road Build to Rent development in the London Borough of Redbridge, marking a significant transaction in the London Build to Rent (BTR) sector with a total lot size approaching £100 million.
The development has been acquired by Grand City Properties (GCP), one of Europe’s leading residential real estate investors. Completion of the transaction is expected between April and summer 2026.
Located on the site of the former Homebase store in Goodmayes, East London, the mixed-use scheme will deliver 568 new homes as part of a major regeneration initiative within the Crossrail Strategic Growth Corridor, benefiting from connectivity provided by the Elizabeth Line and rapid access to central London.
The scheme will include 35% affordable housing alongside a range of community and commercial amenities, including a public square, Digital Music Hub, childcare facilities, co-working space, gym, cafés and restaurants, creating a new residential and community destination in Redbridge.
Mayfair Private Office acted as advisor to Fairview New Homes on the disposal of the Build to Rent scheme. The project had previously been marketed for a number of years, with Mayfair Private Office ultimately securing a successful outcome through a targeted institutional investor approach and access to an international capital network.
Following the agreement of Heads of Terms, the transaction exchanged contracts in just two weeks, an exceptionally rapid timeline for a residential development deal of this scale. With a lot size approaching £100 million, the speed of execution highlights the strong alignment between the buyer and seller and is widely regarded as highly unusual within the London development market.
Construction of the Goodmayes High Road development began in early 2023, with the build programme expected to run for approximately three and a half years.
Designed by Rolfe Judd, the Build to Rent scheme incorporates a strong sustainability strategy including air-source heat pumps, photovoltaic panels and energy-efficient construction, targeting significant reductions in carbon emissions while also delivering extensive green infrastructure including podium gardens, rooftop terraces and a community orchard.
